I will keep you informed and answer all your questions via phone, e-mail, or whatever is easiest for you, during the entire process:
- pricing your new or current home,
- preparing your current home for sale,
- advertising,
- hosting open houses,
- reviewing offers,
- negotiating for best price,
- helping you pick the best offer on it's overall strength,
- following through on all the contracts and escrow details,
- and the closing!
I will take on the responsibility of coordinating every aspect of the home buying or house selling process for you.
Buying a home is certainly one of the most rewarding experiences most of us ever have and it is also one of the most challenging. If you are buying for the first time, the process may seem overwhelming. And even if you have been through it several times, every move is different and presents new challenges. My mission is to make the buying experience worthwhile and fun.
The key to selling your current home is to get as many 'qualified' buyers as possible into your home until it is SOLD! All Realtors are members of the MLS, so it does not make any difference to you who places your listing there, for all Realtors will have access to the MLS! But, the challenge is to find as many ready, willing, and able buyers as possible and to market your house directly at them. And that is what I will do!

THE ABUNDANCE OF SERVICES I PROVIDE INCLUDES:
If buying a home:
- Provide maps, school information, demographic information etc. and Provide more maps, school information, demographic information etc.
- Allow you to search the multiple listing service (MLS) on a daily basis, from any computer having internet access, for all available properties that meet your criteria
- Assist in finding you a reputable financial institution (See My Mortgage Calculator)
- Prepare a market analysis (CMA) of the type of home in consideration so that you, the buyer, can make an educated decision on the purchase of a property.
- Assist in negotiating an offer
- Walk you through the home inspection and on to settlement
- Work with affiliates such as attorneys, lenders, home inspectors, contractors, and others so that I may refer reputable people to help you, the buyer, complete the transaction.
If selling a house:
- Experience: My marketing plan does not start on the day we formally list your home...No, as a full-time real estate professional I can do much more than any part time agent.
- Convenience: I will do the job for you so you can keep on with your regular busy schedule.
- Communication: I will communicate with you every step of the way, and not only give you my honest suggestions in selling your home, but also listen to your wishes and needs.
- Advertising: I will advertise in the Boston Globe and the monthly The Real Estate Book you see at different retail stores and outlets.
- Feedback: I have a home showing and feedback service where you can log into the internet and see what agents have shown your home, and are saying about your home.
MY STRATEGY FOR ENSURING A SUCCESSFUL SALE OF YOUR HOME INCLUDES:
- On the day we list your home, all the many buyers I am working with, and all of the very best brokers, will be notified by email, flyers and phone calls that your home is for sale. They have come to know that I will not waste their time. They will come and see for themselves and/or immediately inform their qualified buyers
- Within 12 hours of listing your home, photos and a description of your home will be posted on the Multiple Listing Service, ERA.com; ERAOpenhouses.com; MLSPropertyFinder.com; HouseHunter.com; MaRealtor.com; ERA-Morrison.com; Boston.com; Realtor.com; NashobaValleyRealtor.com; and JohnBielefeld.com, to name just a few of the more important real estate portals. This will not only ensure that all buyers and buyer Realtors will have immediate access...but the entire world! Will be able to view your home’s special features. Your home will be presented to our corporate office Relocation Company to serve any and all incoming families are made aware of your home. Standard signs, brochures and lockbox will be installed. A 1-800# sign is posted on your listing sign post for buyers to call my direct response marketing system, which gives them a 24 hour a day pre-recorded information message especially designed for your property.
- Within 24 hours of listing your home, I will schedule a public Open House for the first Sunday to follow, with ads running in the Boston Globe
- Within 48 hours of listing your home, Flyers will be printed and hand-delivered to all appropriate local real estate professionals and offices. I will have flyers distributed to many Human Resource Departments and their Relocation departments to all local Companies that are relocating employees over the next several months.
- Within 72 hours of listing your home, a flyer will be mailed to my extensive list of renters, who may consider buying, or may know someone that is looking to buy. Incentives will be offered to pass referrals along
- Within a week, I will prepare for and schedule a broker Open House for either the Tuesday or Thursday before the public Open House so that local realtors can preview your home.
- Within the next issue of the most popular realty add magazine and newspapers in Massachusetts I will add your home.
ONCE AN OFFER HAS BEEN ACCEPTED:
- Proper escrow accounts will be set up, Purchase and Sale Agreements will be drafted, Inspections will be conducted, Buyers bank commitments will be confirmed, Appraisers and closing agents need to be coordinated...and all this requires timely duties and good communications!
- I will help you in negotiating the contracts and take it all the way to closing.
